... Cape Verde starting to move.. at long last ..

Cape Verde

A tropical paradise on Europe’s doorstep, Cape Verde is currently one of the most exciting emerging markets for property investment for UK investors and is being hailed as the next Caribbean or Canary Islands.
Cape Verde shares the same latitude as Barbados and the Caribbean and is blessed with a tropical climate (temperatures are around 26 degrees all year round), glorious white sand beaches, blissful warm waters teeming with ocean life and extraordinary wildlife that is unique to the area.
Government investment in recent years has created a fertile climate for the growth of tourism and visitor numbers have been increasing year on year by around 20%, while ongoing improvements to infrastructure has supported the islands’ development.
Thanks to the low property prices, low cost (and high standard) of living and huge investment in tourism, international property investment in the islands has been steadily growing over the last few years. Cape Verde is becoming increasingly popular as a destination for second homes or holiday homes with excellent potential for both capital growth and rental returns.
The Cape Verde Islands are located in the North Atlantic Ocean around 450 km (300 miles) off the west coast of Africa. Direct flights are now available from the UK´s major airports. There are ten main islands, divided into two groups; six windward Barlavento islands and four leeward Sotavento islands. All but one of the islands is inhabited.
Cape Verde became an independent nation in 1975 and is politically stable with good health services and low crime levels. Portuguese is still the official language and is used alongside the local Creole. There’s an eclectic cultural mix which combines the island’s colonial past and its exotic African Creole culture and the islands enjoy influences from Portugal, Brazil and Senegal. The vibrant, colourful atmosphere fits perfectly with long stretches of beautiful sandy beaches and crystal clear waters for deep sea diving.
Sal, which is Portuguese for salt, belongs to the windward Barlavento group of islands and is one of the sandy eastern islands with dramatic natural scenery and spectacular rock formations. It’s famous for its water sports and breathtakingly unique underwater scenery - a real tropical paradise that’s within easy reach. With the property market on Sal in its infancy, prices are significantly lower than in other, more developed, locations. So it’s not surprising that Cape Verde and Sal in particular is being classed as the next big property hotspot

Porto Murdeira

The largest, most visually striking and opulent development of its kind in the Cape Verde, Porto Murdeira is set to change high-end tourism in the country and become one of the most sought-after destinations anywhere in the world for the luxury traveller. Located on the island of Sal – the most developed and cosmopolitan of the Cape Verde archipelago – Porto Murdeira lies next to the popular resort of Murdeira, with its vast stretches of golden beaches, and is just 10kms from the international airport to the north and 8kms from bustling Santa Maria to the south.

Quality, privacy and exclusivity are the themes most central to the government-backed Porto Murdeira resort, right down to the entrance through a grand archway and the lack of public through access, creating a sense of refinement and cachet. Once you have stepped through that archway, however, a world of wonders awaits.

Three 4 and 5-star hotels line the sandy beaches and look out over the cobalt waters, while a range of hotels, offices, residential plots and commercial sites are scattered around the magnificent 200-berth marina, built to accommodate all crafts great and small, including the water taxis which will transport visitors from island to island.

If it’s pure, unadulterated relaxation you’re after then, in addition to the traditional lures of the beautiful beaches and sapphire seas with big game fishing, there is a 5-star spa hotel with an 18-hole golf course and driving range. Rumours abound that one of the big names in the sport will be lending their signature to the challenging course.

Master Plan within the Rosa Del Mar development incorporates a limited number of 80 units only comprising of two and three bedroom apartments ranging in price from €199,000 up to €238,000.. all apartments are frontline facing overlooking the spectacular new Marina. The units are being constructed to the highest specification incorporating a neo contemporary American Duplex design..

www.rosa-del-mar.com reveals further information, layout & orientation drawings as well as further detailed information about the Islands of Cape Verde and specifically about this new and exciting development.

Taking advantage of this spectacular investment opportunity is a must and with a creative purchase plan incorporating a 30% deposit followed by two 10% instalments over the build period and a final payment of 50% on completion.. Local mortgages are available and are offered on all units subject to normal terms and conditions of acceptance by the Lending bank.

So the final question has to be asked .. when will they be completed.? The developer has received full planning acceptance for this development and should receive the final building certificate at the beginning of October 2008. It is expected that construction will take upwards of two years to complete with entry being towards the beginning of 2011.

As with all developments especially in the emerging market Zones.. property is appreciating at a sensible rate.. It is stated by independent sources that property will on average in Cape Verde exceed an appreciation value of between 10 – 15% per annum per unit..

Reservations are being taken for this spectacular development now and all monies and being held under Escrow conditions in London. Deposits paid into this account will be contractually held until such times as the developer obtains full building licence to start construction.

The developer has a full building bond in place securing full construction funding ensuring that unlike many developments in Emerging Markets this development will be completed and constructed to the highest possible specification.
